What we've been building since July

It's been quiet here since July. That's because we spent the summer on the hardest part of TeckOS: the accounting engine underneath it.

Why the engine comes first

Most property software asks you to keep books: categorize transactions, reconcile by hand, and hope the year-end numbers hold up. We think books shouldn't be kept at all — they should be derived from the evidence you already have (leases, bank activity, rent-platform exports, lender statements) plus the few decisions only you can make, with every number traceable back to its source and the decision that shaped it. Get that right and daily accounting, year-end tax and forecasts all come from the same place.

We've already done it for real

Before asking anyone else to trust the engine, we ran it on our customer zero: the founder's own rental portfolio, built and operated over more than a decade. Working from the raw evidence — leases, bank activity, rent-platform exports, lender statements — we reconstructed the rental income and expenses on its filed 2024 tax return and prepared them for its 2025 return, with every figure traced back to the document or recorded decision behind it. Where a document didn't settle something — a shared insurance premium, a refund — the decision was recorded once and never asked again.

That run was guided by us. The next step is putting it in your hands inside the product: guided onboarding first, then books and tax.

What that took

  • Every source kept exactly as received, so any figure can be traced back to the document it came from.
  • Decisions as first-class records — made once, applied everywhere, never re-asked.
  • Reconciliation with no fudge factors — money either ties out or shows up as explicitly unresolved.
  • Actual and projected kept structurally apart, so a forecast can never leak into your real books.

  • Rent that collects itself — autopay, split payments for roommates, deposited under your own name.
  • Your bank and your rent platform, matched — link your bank, import your rent-platform history, and payments land on the right lease and the right month, across renewals and roster changes.
  • Security deposits tracked per tenant, recorded from the bank deposit once you confirm it.

Coming up

  • Guided onboarding. Upload your leases and exports; the copilot rebuilds your tenancy history, finds the gaps, and asks you only what the documents can't answer — until everything ties out to your bank. The completeness checks underneath it are already built.
  • Books and tax, derived in the product, from the same engine we've been proving all summer.
